You are required to complete two (2) steps for this application; STEP 1 "Hard Copy Application" and STEP 2 "Online Background Check Application".

  • Once both steps are completed, please contact the office to make an appointment to bring the "Hard Copy Application", and supporting documents.

  • NOTE: We will not accept the application if you missing any supporting documents or you have any unanswered fields in the application.

  • BEFORE SUBMITTING APPLICATION: Revie the "Checks list" and make sure you meet all requirements.

Q: What are my voting rights in the Condominium Association?:

A: One (1) vote per unit.

Q: What restrictions exist in the Condominium Documents on my rights to use my unit?:

A: Explanation is lengthy, please see your Documents. Some can be found in Article 18, of the Declaration of Condominium.

Q: What restrictions exist in the Condominium Documents on the leasing of my unit?: .

A: Minimum of Six (6) months; Maximum of one (1) year, rent will be allowed once per 12 month. Please see your Documents. No more than 25% of the total units can be rented at the same time. Application and approval from the board is a must.

Unit owner(s) must own unit for 24 months before rental is allowed

Q: How much are my assessments to the Condominium Association for my unit type and when are they due?:

A: Very per year/approved budget. For 2022, monthly payment is $449.45, due on the 1st of each month. For an accurate monthly payment, please contact the management company.


Q: Do I have to be a member in any other Association? If so, what is the name of the Association and what are my voting rights in this Association?

A: There is only one (1) Association and you are automatically a member upon purchase.

Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?

A: There are no fees for rent and/or use of recreational or common areas.


Q: Is the Condominium Association or other mandatory membership Association involved in any court cases in which it may face liability in excess of $100,000.00? If so, identify each such case: For accurate answer, please contact Management Company. As of 01/01/22 the answer is NO

ARCHITECTURAL FORM REVIEW (ACC)

How to complete a job in this Association?

  1. Start by completing the Architectural form Review (ARC). Add as many details as you can. See the ARC HERE

  2. Complete the Certificate of Liability endorsing the Association as “Certificate Holding”. Ise the following information:

  1. Produce any supporting document (if any) such as a drawing, plan, sketch, material to be used.

  2. IMPORTANT:

  • Soundproofing material will be needed to install floors on Second Floors in condominiums buildings.

  • Uniformity in all condominiums buildings and The Association must be kept in all addition, remodeling or repairing.

  1. Once all documents are ready, gather the “ACC”, Certificate of Liability (endorsing the Association), and the supporting document (if any) and send all documentation to JHCA@realonepm.com

  • Subject: Address including unit number if any

  • Include your contact information

  1. Management Company will contact you if any additional information is needed.

What to Expect:

Once the documents are received by Management, the manager will contact the Board Of Directors and they will review and approve the documents.

Once the documents are approved by Association, the manager will send them to you and you can start the work.

Times: Association typically has between 15 to 20 days to respond to the approval or denial of the ACC.

Important: Until the approval is received, you cannot start any job. Start constructions without approval can cost a fine to the homeowner in the amount of $100 per day per violation up to $1000 per the F.S. 718 and 720.
